One of the most common questions we get from Sydney homeowners planning a new garage door is whether they need council approval. The short answer: usually no, but there are exceptions.
When You Don’t Need Council Approval
In most cases, replacing an existing garage door with a new one of similar size and style is classified as exempt development under NSW planning rules. This means no Development Application (DA) is needed if you’re replacing like-for-like (same opening size), the door is on an existing garage structure, you’re not changing the building footprint, and the work complies with the Building Code of Australia (BCA).
When You DO Need Council Approval
A DA or Complying Development Certificate (CDC) is typically required when you’re building a new garage (not just replacing the door), widening the garage opening which affects the structural lintel, the property is heritage-listed or in a heritage conservation area, you’re converting a carport to an enclosed garage, or the work changes the street-facing appearance in a heritage zone.
Heritage Areas in Sydney
If your property is in a heritage conservation area, even a straightforward door replacement may need council approval. Major heritage zones include parts of Paddington, Balmain, Glebe, Mosman, Hunters Hill, Manly, and Woollahra. Check with your local council if you’re unsure — they can tell you in a quick phone call.
Strata Properties
If you live in a strata property (townhouse, villa, or apartment complex), you’ll likely need strata committee approval before changing your garage door, even if council approval isn’t required. Check your strata by-laws or ask your strata manager.
What About Automatic Openers?
Adding an automatic opener to an existing manual door never requires council approval. It’s a minor mechanical installation with no structural changes.
